New South Wales Notice of Rent Increase

Give your tenant notice that the rent will increase with this standard Notice of Rent Increase for New South Wales.


What is the purpose of this form? 

Under the New South Wales Residential Tenancies Act 2010 - Section 41, a landlord must give a tenant at least 60 days' written notice before raising the rent.

Rent increases are limited to once every 12 months for all types of residential agreements, and cannot be increased during the first 12 months of a new tenancy. There is no set percentage limit, but increases must align with market value.

For older fixed-term tenancy agreements of less than 2 years that began before December 13, 2024, rent increases are only allowed if a specific formula or amount is written into the tenancy agreement.

Who can use this Notice of Rent Increase form?

  • The Notice of Rent Increase template can be used by both private landlords and rental property managers in New South Wales.
  • The Notice must  be served on the tenant at least 60 days before the new rent amount takes effect.
