What is the rental period under the Self-Storage Rental Agreement?

The rental period for the storage unit is on a month-to-month basis, allowing flexibility for both the owner and renter.

What are the disclosure requirements under the contract?

The renter is required to provide a detailed list of the contents stored in the unit, including the approximate value of each item. Additionally, the names of any lienholders or other parties with a claim on any of the contents must be supplied.

Who is responsible for locks and contents insurance?

The renter is responsible for supplying their own locks for the storage unit. It is also the renter's duty to obtain and maintain appropriate insurance coverage for the stored contents.

What are the hours of access to the storage unit?

Access to the storage unit is permitted at all times during the owner's regular business hours, provided the renter complies with the terms of the contract and is not in arrears on the rental fees.

What can the storage facility owner do if the renter defaults?

If the renter defaults on the agreement, the owner is granted a lien on the contents of the storage unit. In the event that property is abandoned by the occupant, it will be disposed of in accordance with provincial law.

What are the laws governing self-storage rentals in Alberta?

Self-storage operations in Alberta are governed primarily by municipal land-use bylaws and general commercial statutes rather than a dedicated, industry-specific self-storage act.

In the absence of specific self-storage lien legislation, Alberta facility operators often rely on the Warehousemen's Lien Act (RSA 2000, c W-2) to handle delinquent accounts.
